Laguna Woods,   population of approximately 18,500 residents, is located in the Saddleback Valley of Orange County, California. It was incorporated in 1999 as the County´s 32nd City. Nearly ninety percent of the city´s four (4) square miles is occupied by the senior residential community now called Laguna Woods Village. Development of the site, in then Laguna Hills, began in 1960, when developer Ross W. Cortese acquired 2,095 acres of the area formerly known as Moulton Ranch and commenced construction of the senior housing complex that became known as Leisure World. The remainder of the city consists of additional senior housing facilities:  Renaissance at the Regency, Alterra Wynwood at Palm Terrace and The Fountains, churches, restaurants, The Ayers Hotel and four commercial centers: Home Depot Center, Town Center Plaza, Willow Tree Center and Valencia Center.. Laguna Woods is a general law city with a five (5 ) person elected council and a full time staff and City Manager.

In Laguna Woods Village there are three types of residences or manors (as they are called in the Village): Co-ops, Condos and The Towers. A recorded Grant Deed is issued on the sale of each of the 6,102 condos and 311 Towers units. When one of the 6,323 co-ops are sold the buyer receives a Stock Certificate, which is not recorded with the Orange County Recorder´s office. 

Laguna Woods is surrounded by the nearby cities of Laguna Hills, Mission Viejo, Lake Forest, Irvine, Aliso Viejo and the heart of Orange County. Laguna Woods is situated along the Interstate 5 freeway and is about 40 miles southeast of the City of Los Angeles. Despite the gloomy predictions of the housing market, the Market is very active in Laguna Woods Village, with sales up and prices, overall, stabilizing in the co-ops and condos, down only 8.0% and 12.5% respectively from 2009.
